Future is bright for a unique planned community residents love

There’s no shortage of demand for one of the eastern Fraser Valley’s most exciting projects, as prospective homebuyers discover the perfect combination of location, accessibility and amenities.

With Phase 1 and 2 of Harrison Ridge sold out, and Phase 3 soon to join that status, it’s been exciting to see first-time buyers, growing families and empty-nesters alike move into this master planned community – tucked into the natural setting of Harrison Highlands, Agassiz, but within easy access of shops and services, says Soon Kim.

At the same time, a perfect storm has circled the construction industry in recent months – COVID has limited the availability of lumber from sawmills at the same time as a building boom has struck much of North America, the Lower Mainland included. The result: lumber prices are high and availability is low.

That has led Kim to temporarily delay launching Phase 4, but it’s a delay he expects to be short-lived.

“I’ve been in this business over 20 years and every cycle seems to be shorter, but we have to be cognizant of the market,” he says.

With COVID starting to come under control and business restart plans unfolding, limitations on commodities like lumber will hopefully ease. In the meantime, Soon emphasizes that all sales and negotiations currently under way will be honoured under the existing pricing, but for Phase 4, some adjustments may be necessary because of these industry realities.

Creativity + practicality come together to build community

Throughout the design and construction process, the Harrison Ridge team has tapped into creative options to build a sought-after community that remains accessible to home buyers.

Keeping strata fees low, averaging only about $100, is one way to do that. For example, Kim knew a welcoming playground would be essential to Harrison Ridge families, but that maintaining that playgrounds would add considerably to their monthly fees.

Instead, the developers built the playground, then transferred it to the municipality as a community park – a win-win for both the community and residents.

Other thoughtful details not seen in many developments include providing two parking spots per home, and built-in capacity to add future aging-in-place features in some homes, like an elevator or main-floor master suite.

Other appreciated features in the modern, 3- to 4-bedroom West Coast homes include spacious floorplans, with walkout basements and large decks, energy efficiencies, and vaulted, top-floor ceilings and expansive windows creating light-filled spaces with views to the Fraser River and Woodside Mountain.
