City of Mission: Notice of Rezoning Bylaws

NOTICE IS GIVEN under Section 467 of the Local Government Act that rezoning bylaws 6291- 2024-5949(158), 6293-2024-5949(159) and a text amendment to Zoning Bylaw 5949-2020 – Small Scale Multi-Unit Housing, will be considered by City of Mission Council at its regular meeting on Tuesday, July 2, 2024, for the purposes of first reading, with the option to grant second and third readings.

In accordance with Section 464(3) of the Local Government Act, no public hearing is permitted for applications that are consistent with the Official Community Plan and are primarily residential.

There are no in-person speaking opportunities for the proposed bylaw amendment(s). Should you wish to make known to Council any comments that you may have about a proposed zoning bylaw, send your written submission, including your name and address, to the attention of Planning, by either email to planning@mission.ca or mail to 7337 Welton Street, Mission, BC V2V 3X1, by 4:00 pm on Friday, June 28, 2024.

Bylaws to be considered:

1. ZONING AMENDING BYLAW 6291-2024-5949(158)

The purpose of the Bylaw is to rezone the subject properties located at 32875, 32883, 32887 & 32891 View Avenue, Unaddressed Lot 17 on View Avenue, and the unconstructed municipal road (shown on the maps below) located to the north of the View Avenue Lots, from the Multi-unit Duplex 465 (MD465) Zone to the Multi-Unit Apartment Two (MA2) Zone.

The purpose of the development permit (DP23-091) is to provide conformity to the Official Community Plan guidelines respecting building form, landscaping, signage and parking.

2. ZONING AMENDING BYLAW 6293-2024-5949(159)

The purpose of the Bylaw is to rezone the subject property located at 32388 Renee Court from the Rural Residential 7 (RR7) zone to the Rural Residential 7 Secondary Dwelling (RR7s) zone to allow for a secondary detached unit in the form of a garden cottage.

3. ZONING BYLAW TEXT AMENDMENT – SMALL-SCALE MULTI-UNIT HOUSING

The purpose of the Bylaw is to amend City of Mission Zoning Bylaw 5949-2020 to comply with the recently enacted provincial Small-Scale Multi-Unit Housing (SSMUH) legislation.

The intent of the SSMUH legislation is to permit a minimum of two to four units of housing on lots formerly recognized as single-family or duplex lots, within the residential zones defined in the Staff Report to Council on June 3, 2024.

A copy of the proposed bylaws and other relevant documents may be inspected online at mission.ca by searching “Public Notice”, between the dates of Friday, June 14, 2024 and Tuesday, July 2, 2024.
